Fair referral fee?

I was contacted by an agent in CA telling me of a listing prospect in Park City, UT. The agent is providing me with a “cold” lead . . . not actually giving me a referral that is ready to list. If I get the listing, what is a fair referral fee? I was thinking 20%???

Any advice?
